"Free off street parking available." Does this mean the premises includes a free car park? Or are there only parking spaces in/on the street?

It means the parking is "off the street" so there should be a private car park, but I would ask the landlord just in case. Hope this helps.

It means that nearby is some free parking that is not on the road. It doesn't necessarily mean it is provided by the landlord or is adjoining the property. It could for example be a public car park provided by the local authority.

Peterf is correct, it means a service is provided that allows you to park your car in a location that is not on the street and that it is free of charge. The location may be a short walk from the location.
